About the Project

This building serves as a regional distribution center. The previous owner had mismanaged this property, and we strongly felt that we would unlock tremendous value in the property with our full attention. The previous owner had let a large majority of the building go dark. There were large amounts of deferred maintenance in the building that would be a challenge.

After learning of the high demand in this region for space, we determined that the value of the new leases would far surpass the cost of the deferred maintenance. The new leases would come from almost all of the current tenants and two large new tenants. After completing the required maintenance, we were able to get the entire facility online. Under our management, the building went from 64% to 100% currently leased.
